All of our reports are complied digitally and can be securely accessed online via one central hub. Our reports are professionally detailed in accordance with the recognised industry standards, which can be tailored to your requirements. Our prime software is Inventory Base, but we are able to use Inventory Hive software if that is the clients preferred platform.
All reports are delivered digitally (paperless) to all parties involved on a 24h Guaranteed Turnaround after our property visit.
We can accept the collection or return of the property keys on behalf of the agent/landlord, which would be free of charge.

Inventory Report
We always include detailed narrative descriptions which we combine with digital colour photography on all reports. We visit the rental property and undertake a full inventory inspection, itemising the fixtures, fittings, contents and the condition of the property at that time including any furniture, if applicable.
We can accept the collection of the property keys on behalf of the agent/landlord to conduct the report.

Check-In
We can arrange to meet your tenant at the rental property. We can do this on or before the start of their tenancy. We shall also take all the meter readings and agree them with your tenant. We can also list and handover the properties keys, should you require us to do so.

Mid-Term Inspection
Both landlords and tenants can benifit from our mid-term inspection service, which can be arranged once the tenancy is underway at an appropriate interval(s) to suit all parties involved. The mid-term report shall detail any changes in the condition of the property's fixtures, fittings and breach of terms and conditions on the tenancy contract. Or alert the agents or landlords any faulty, damaged or unsafe issues with needs to be addressed.

Check-Out
We visit the rental property with or without the tenant present. The property is inspected throughout and a note is made of any differences between the present condition of the property and that described on the inventory report, which was complied before the start of the tenancy. This includes condition, broken, damaged or missing items from the property. We can accept the return of the property keys on behalf of the agent/landlord

Tenants
An inventory clerk report helps protect a tenant by documenting the condition, contents, and cleanliness of a rental property at the start of the tenancy. It provides evidence of any existing damage or issues, which can prevent unfair deductions from your security deposit at the end of the tenancy.
